Window Technology and Installation Systems for Maximum Safety and Comfort

Safe Smart Energy (SSE) develops and installs technical glazing solutions: burglar-resistant windows and doors, SmartHome automation, SmartGlass with variable transparency, activPilot Comfort ventilation, SoundGuard acoustic insulation, ChildSafe child locking and access adapted for people with reduced mobility. We work with Schüco, Reynaers, Cortizo and Aluprof systems in villas, homes and commercial projects in Marbella, the Costa del Sol and the rest of Spain, from our office in Estepona (Málaga).

Calculated thermal insulation

We calculate the Uw of every opening — profile, glass and spacer — to UNE-EN ISO 10077-1 and justify it against CTE DB-HE 1. A thermally broken aluminium system with low-e glass ranges between 1.3 and 1.8 W/m²K; with 82 mm PVC and triple glazing it drops to 0.8–1.0 W/m²K.

Condensation protection

Condensation appears where indoor water vapour reaches the coldest point of the envelope, and that point is usually the reveal rather than the glass. activPilot Comfort hardware keeps a constant air flow with the window closed, and installing with a sealing membrane around the whole perimeter removes the thermal bridge where mould forms.

Ventilation with the window closed

activPilot Comfort ventilates in the locked position: it maintains a permanent air flow without opening the sash, with no appreciable temperature loss and without letting in noise, rain or insects. It is how you keep air renewal going in winter and in homes that stay closed for long stretches.

Burglar resistance by RC class

Burglar resistance is certified by RC class to UNE-EN 1627: RC2 is the sensible level for a detached house and RC3 for ground floors or poorly overlooked entrances. It requires mushroom-head cams, a drill-resistant cylinder, reinforced profiles and laminated security glass to UNE-EN 356 (P4A or higher), tested as one complete assembly.

ChildSafe child lock

The ChildSafe system stops the sash from opening fully: the handle locks with a key or a button and the window is left available only in micro-ventilation mode. It is standard in children's bedrooms and in floor-to-ceiling openings, where it is combined with a laminated glass balustrade.

Performance against wind, water and air

Every system is classified in three standard tests: air permeability (UNE-EN 12207, classes 1 to 4), watertightness (UNE-EN 12208) and resistance to wind load (UNE-EN 12210). On exposed seafront façades we specify the high classes, and those values appear in each system's Declaration of Performance.

Visible profiles and finishes

Thermally broken aluminium allows narrow visible frames and large-format sashes that PVC cannot carry, and it takes powder-coated and wood-effect finishes such as the Golden Oak or Winchester we have already installed. You can see how they are resolved in the projects published in the portfolio.

BlueCompact access control

We integrate BlueCompact access control: an electronic lock operated by digital key or smartphone, with no wiring, and permissions managed per user and time slot. It is used mostly on entrance doors, communal access points and rental properties, where access has to be granted and withdrawn frequently.

Acoustic insulation measured in dB

A standard 4-16-4 double glazed unit gives Rw 30–32 dB; with acoustic laminated glass and an asymmetric cavity you reach Rw 42–47 dB, and every 10 dB is perceived as halving the noise. The result depends on the glass as much as on the frame's air permeability class and the perimeter seal, which is why the level is set opening by opening.

Stable indoor microclimate

Comfort comes down to three variables: the surface temperature of the glass, relative humidity and air renewal. With low-e glass the inner pane stays warm and the cold-wall feeling next to the window disappears; with permanent micro-ventilation relative humidity settles around 40–60 %, the range in which dust mites and mould do not thrive.

Smart SmartHome Solutions

Actuators on the sashes and on the solar shading, driven from an app, by scenes or by rain, temperature and air-quality sensors, and integrated into KNX or whatever system the house already runs. It has to be planned during construction: every automated opening needs a power supply and a cable route.

SSE Anti-Burglary Solutions

Windows and doors in resistance class RC2 or RC3 to UNE-EN 1627: mushroom-head cams, a drill-resistant cylinder, reinforced profiles and laminated security glass to UNE-EN 356 P4A or higher. The class is only valid if the assembly has been tested as a whole, not element by element.

Health Windows activPilot Comfort

Micro-ventilation hardware that keeps a constant air flow with the window closed and locked. It settles relative humidity in the 40–60 % range, where dust mites and mould do not thrive, and prevents condensation on the reveals without opening the sash.

SmartGlass Windows with Variable Transparency

A PDLC film that switches from clear to opaque in milliseconds, from a switch or from the home automation system. It gives complete privacy without giving up natural light; worth knowing is that it needs power to stay clear, so in a power cut the glass turns opaque.

Solutions for People with Reduced Mobility

Motorised openings operated by remote, button or app, handles at an accessible height and flush thresholds with no upstand for wheelchair access. It is resolved together with the CTE DB-SUA requirements on level changes, guarding and clear widths.

SoundGuard Acoustic Insulation

Acoustic laminated glass with an asymmetric cavity: up to Rw 42–47 dB versus the 30–32 dB of standard double glazing. Achieving that value on site also requires air-permeability class 4 (UNE-EN 12207) and a continuous perimeter seal.

What does a glazing project with SSE include?

1. Preliminary technical audit: an engineer visits the site, reviews the drawings and issues a fixed written quotation within 5 working days, with no obligation.

2. Uw calculation for each opening: transmittance of the complete opening to UNE-EN ISO 10077-1, justified against the CTE DB-HE 1 requirements for the municipality's climate zone.

3. System selection: Cortizo, Reynaers, Schüco, Aluprof or VEKA, chosen by the span of the opening, the orientation of the façade and the expected loads; we do not start from a closed catalogue.

4. Solar control study: the glass g-value and external shading —screens, awnings or louvres— sized by orientation, because a west façade is not resolved the same way as a north one.

5. Structural calculation of glass and balustrades: to DB-SUA and DB-SE-AE: 0.8 kN/m in private housing, 1.6 kN/m in areas of public use, with laminated glass classified to UNE-EN 12600.

6. CE marking and Declaration of Performance: for every system supplied, to UNE-EN 14351-1 for windows and doors or UNE-EN 13830 for curtain walling.

7. Site measurement: the real dimensions of every opening are taken before manufacturing starts. We do not fabricate from drawing dimensions: that is the most common source of gaps and improvised trims.

8. Fabrication drawings and construction details: anchoring, sealing and trims defined and agreed with the site architect before installation begins.

9. Installation with weatherproofing and vapour control: internal and external sealing membranes around the whole perimeter of the opening, on top of the foam. That is what allows the window to deliver on site the performance stated on its data sheet.

10. Handover and technical dossier: hardware adjustment, air-tightness check and handover of the complete technical documentation for the project.
